  12. Judgment Entered On the 2nd day of December 2022, Plaintiff Jungs Station Associates, L.P., hereinafter referred to as Landlord, appeared with its attorney, Richard P. Dorsey. Defendant Dawn Goggins, hereinafter referred to as Tenant, appeared in person pro se. This cause coming on regularly to be heard and being called, Plaintiff announced ready for trial, whereupon the Court, after hearing the evidence, took the matter under advisement. Having considered all of the evidence, the Court now finds, orders, adjudges, and decrees as follows: 1. On November 4, 2020, Landlord and Tenant entered into a written lease for the premises known and numbered as 1306 Woodridge Drive, St. Peters, MO 63376 for the lease term January 27, 2021 through April 26, 2022. Under the terms of the lease, Tenant was to pay monthly rent of $841.00, payable in advance on the first day of the month. If the monthly rent payment was paid after the fifth day of the month, a late fee of $50.00 was to be paid. The lease also contained a provision for the recovery of attorney's fees in the event of breach by Tenant. See, Pl. Ex. 1. 2. Tenant voluntarily vacated the premises on March 19, 2022. Although Tenant paid her rent for March, she paid no rent for the month of April, the final month of her lease. From the evidence presented, the Court finds Tenant owes $841.00 in unpaid rent, $50.00 in late fees, and $94.95 for unpaid water and trash fees, for a total due of $985.95. 3. There was some damage to the leased premises. From the limited evidence presented at trial, the Court finds the damages to Landlord's property to be $271.00. 4. As set forth above, the parties' lease provides for the recovery of attorney fees in the event of a breach by Tenant. Landlord has incurred a reasonable attorney's fee of $550.00 in pursuing this matter through trial. WHEREFORE IT IS ORDERED, ADJUDGED AND DECREED that Plaintiff is awarded judgment against Defendant for the sum of $985.95 in unpaid rent, late charges, and utilities, and $271.00 for damages to the property, for a total award of $1,256.95. Plaintiff is further awarded judgment against Defendant for the sum of $550.00 as and for attorney's fees. Court costs of $93.50 are taxed to Defendant. SO ORDERED: Dated: 12/6/22 NORMAN C.
